Selling Your Home in Spain

Duchy Estates are experts in Costa del Sol property and understand that our service is only as good as the product we have to sell. This, therefore, means that we have to embrace a close relationship with our vendors whilst ensuring your property is best placed in the market for an easy and smooth sale.

Keeping up this relationship is of paramount importance never more so than now. This is for several reasons some less obvious than others. The obvious issues that our vendors must address are the right agent and the right price.

Duchy believe that we are the best option in the area that we cover and have become increasingly cautious of not taking property on our books that we do not have the resource to sell.

During this difficult time in our industry we have been careful to position ourselves to ensure that we not only survive but grow. So far this year we have been very successful in this whilst our competitors suffer and shrink in size, we have more than doubled our numbers of interested buyers and are growing our team. A bright and exciting future lays ahead for us and this can only be good news for our vendors.

The reason we would not be able to sell your property is location. As a small company we realise it would be irresponsible to take on property in areas we can not cover and as such frequently pass vendors on to more appropriate agencies.

However, when your property is in the right area (in relation to our business and clients) we will help you through the process and work closely with you ensuring you get the best price. We operate an honest and transparent policy when taking your property onto our books. We recognise that it is important to understand your situation and for you to understand the market as it is. This will help us make sure you receive the right buyers for your property.

New laws in Andalusia have changed the way we can market your property and have created a new set of requirements for vendors to provide. This new law is called Decree218 (akin to HIPS in the United Kingdom) and is designed to offer transparency and consumer protection. There is a heavy emphasis on protecting the buyer however, it should be noted that it is also to protect you the vendor.

Failure to provide the information required will mean that we can not list your property. The repercussions of not adhering to this law can leave both the agent and the vendor with huge fines totalling as much as the value of the property.

Duchy Estates is currently going through a process to bring all our properties in line with the new law and developing easy to use forms for our vendors to complete. These forms will be available below to download once we are completely clear on the exact format.

Decree 218, although daunting, is making the Costa del Sol increasingly more secure to buy in this region and is a welcome aid. Should you require any further information please click here. Alternatively please leave your details below and we will be happy to help.
